Two compounds can look similar in a brochure and feel very different to live in. Comparing them on a consistent set of criteria turns a long shortlist into a clear decision. Here is a checklist you can apply to any project.
1. Location and access
Consider the daily commute, nearby schools and services, and the main roads that connect the compound to the rest of the city. A slightly smaller unit in a better-connected area can be the better long-term choice.

2. Developer track record
Look at the developer’s delivered projects, not only the renders. Have they handed over on time before? Do their older compounds still feel well maintained? You can review a developer’s portfolio on their developer page.
3. Delivery date and build stage
Match the delivery timeline to your needs. If you need a home soon, a project close to handover or a ready unit suits you better than one delivering years out.
4. Payment plan
Compare the down payment, installment size and duration, not just the total price. The right plan is the one your cash flow can carry comfortably.

5. Unit mix and layout
Check the actual floor plans and built-up versus usable area. Compare gardens, terraces and orientation, which affect light and comfort.
6. Facilities and density
More facilities can mean higher service charges. Weigh what you will genuinely use against the running cost. Consider how many units share those facilities.
7. Running costs
Ask for the maintenance deposit and expected annual service charge. These recur for years and belong in your comparison.
