Developer vs Resale Units — What’s the Difference

Egyptian buyers usually choose between two routes: a primary unit bought directly from the developer, or a resale unit bought from a current owner. Neither is simply better. The right choice depends on your timeline, cash flow and how much you value being the first occupant.

Price basis

Primary prices are set by the developer and are the same for every buyer of a given phase. Resale prices are negotiated privately and reflect the current market, the seller’s situation and how much of the original plan is already paid. Payment

• Primary: a down payment followed by installments over a period set by the developer, paid to the developer.
• Resale: you typically settle the seller’s equity (what they have already paid, plus any premium) and then continue the remaining developer installments, subject to the developer approving the transfer.

Timing and condition

Primary units are often still under construction, so you wait for delivery but receive a brand-new home. Resale units can be ready to move into sooner, which suits buyers who need a home now. If immediate delivery is your priority, filter for ready units when you search.

Paperwork

A primary purchase is a direct contract with the developer. A resale adds a transfer step: the developer must approve the new buyer and reissue the contract. Confirm transfer fees and conditions before agreeing a price.
